Assigned to Wet Seal & Carpentry — basin needs reseal, splashback corner may need re-cut. Backcharge to whichever is at fault.

Disputing scope. The gap is at the splashback edge — that's tile. Photos show smear, not seal failure. Recommend re-routing to tiler.

Investigating with both trades. Will update by Friday with resolution and revised completion date.

The same record, the right view per role

Trade sees only their assignment, only their thread, only their actions. No internal notes, no other trades' work.
Tenant gets a read-only view of their unit's defects — no contractor names, no audit trail, no project clutter.
Client gets a clean handover dossier — branded as your firm, scoped to what they should see.
Building manager sees only their building or units, with the location tree pre-scoped to that slice.
03 / CAPTURE ON SITE
Phone-first, weather-tested

Speed beats completeness.

Phone in hand, on a wet floor, in a basement with no signal. Three flows cover almost every capture — scan a sticker (location auto-fills), pick the location yourself (full form), or work offline and let it sync the moment signal returns.

04 / DISPUTES
When a trade pushes back

The status of productive disagreement.

Defects don't always go straight from Open to Closed. Sometimes a trade challenges scope, a tenant escalates, or a supervisor needs a second opinion. In Dispute is its own status — counted, filtered, and visible without drilling in.

Where it sits in the lifecycle

Silicone bead missing at shower screen
DEF-0418 · L04 · BATH 1A
Dispute
Visible without drilling in. Disputed defects show up in the list, on the dashboard, and in reports — managers spot trouble before it escalates into a claim or a delay.
Track it through to resolution. Every dispute is a thread on the record: who challenged it, what they said, and what the resolution was — preserved for warranty conversations and claims defence.
05 / MULTIPLE TRADES
When a defect is everyone's job

One defect, several contractors, one screen.

Most defects go to one trade. Some need three — a defect to the tiler, a backcharge to the plumber, a variation to the carpenter. Each row carries its own status, due date and accountability, all on one record. Edit any row inline; never lose the audit trail.
